Myth: You Can Knock Down Any Wall in Your HDB Flat
Fact:
One of the most persistent myths is that homeowners can freely knock down walls, especially partition or internal walls to create an open-concept space. However, HDB regulations are very clear on this matter: load-bearing walls cannot be demolished or altered without prior approval. This is because these walls are crucial top the structural integrity of the building.

Our thoughts:
Non-structural or non-load bearing walls (such as those between rooms) may be altered, but you still need to apply for approval from HDB and engage an approved contractor. This rule also applies to condominiums & landed property. Afraid that these load bearing walls are in the way of your design? A good interior designer will be able to design around your home's load bearing walls by incorporating them into the design, whether it's turning it into a feature or hiding it in carpentry.
Myth: You Can Renovate Without a Permit
Fact:
Many homeowners believe that they can start their renovation work as soon as they hire a contractor. however, renovation permits are required for most HDB flat renovations, including works that involve electrical, plumbing, air conditioning, or major structural changes.

Before you begin any work, you must submit your renovation plans and obtain approval from HDB (if necessary.) Your contractor must also be registered with the Building & Construction Authority (BCA) and must follow all guidelines set by HDB for safety and compliance.
Our thoughts:
HDB typically takes about 2-3 weeks to issue the permit. We recommend submitting all required documents at least a month before you plan to begin your renovation, to allow time for any missing documents or discrepancies to be addressed.
Myth: You Can Renovate a HDB Flat Without Affected Neighbors Noticing
Fact:
Renovating your home in a multi-unit HDB building means you must be considerate of your neighbors. Noise from renovations, especially during demolition or drilling, can be disturbing, and there are strict rules regarding the allowed renovation hours to minimize disruption. Renovation work in HDB flats is only allowed between 9:00AM and 6.00PM on weekdays (with breaks for lunch) and not on weekends or public holidays.
Our take on this:
We recommend notifying neighbors in advance to maintain good relations and prevent complaints. As interior designers ourselves, we have come across several nasty neighbors who will complain when there is a lot of noise. This may result in a delay in your project schedule as the works might have to be stopped for the day. It is also important to keep within the allowed timing of 9:00AM to 6:00PM so as to avoid unnecessary complaints.
Myth: Renovation in Singapore Has To Be Expensive
Fact:
Renovating your home in Singapore doesn't have to be costly. With careful planning and smart design choices, homeowners can achieve a stylish and functional home without breaking the bank. Focusing resources on high-traffic spaces often have the greatest impact on daily life.
